Chart House is an important period house in the heart of this popular village. Recently fully refurbished the house offers superb family accommodation. A glazed front door opens into a spacious entrance hall where doors either side lead to the principal reception rooms, and a magnificent solid oak staircase rises to the first floor. To the right is an elegant, well-proportioned drawing room with panelled walls and large sash windows with original shutters and a cast-iron fireplace with marble surround. Across the hall is a further sitting room, again having sash windows with shutters and a further marble fireplace. Part-glazed doors lead into a small garden room.

To the back of the house is a dining room with oak flooring and an inglenook fireplace, to the side of which is a large coat-cupboard. Glazed doors open from a rear hall into a pretty walled garden. Also to the back of the house is an excellent family kitchen, fitted with a range of wooden units with granite surfaces, and arranged around an Aga. A central island unit provides further storage and the second half of the room provides ample space for a good size table. There is a large walk-in pantry, utility room and a cloakroom

A magnificent staircase rises to the first floor where the master bedroom is situated to the front of the house and is a bright room with exposed timbers. There is a walk-in wardrobe as well as a beautifully fitted en-suite shower room. A double aspect guest room overlooks the garden and also has an en-suite shower room. From the galleried landing further steps lead to two generously proportioned bedrooms which share a “Jack and Jill” shower room. The final bedroom on this floor is a pretty panelled room overlooking the walled garden. A secondary staircase returns to the kitchen and there is a family bathroom.

From the landing a glazed door leads to stairs rising to two further excellent bedrooms, the first of which has an en-suite bathroom and the second being a large double aspect room that is the full depth of the house.

The Cottage

The Cottage is a pretty detached building of mellow brick and rag-stone elevations. A front door opens to a lobby, directly in front of which is a cloakroom. To the right is a fitted kitchen and to the left is a sitting room which has a fireplace with a gas fire. Stairs rise to a landing, either side of which is a bedroom, both having en-suite shower rooms, and one having a large walk in cupboard.

Situation

Chart House is situated in the centre of this delightful village about 2 miles to west of the market town of Ashford. The village has been by-passed sometime ago and the main village street is now a quiet access road to those property’s within the village. The street is lined with a number very fine period houses amongst which is Chart House. All local amenities are served by near by Ashford town which includes a good range of shops for day-to-day needs and some excellent out of town shopping including the Macarthur Glenn discount retail village.

There are good schools in the area with Friars School, in Great Chart and Ashford School being the closest. There are good Grammar Schools in the town and there are further independent schools at Canterbury about 15 miles away.

Ashford offers excellent road and rail communications to both London and the Continent with the M20 junction 9 about 3 miles away giving fast access to the remaining southern motorway network systems, Heathrow and Gatwick airports. Ashford International Station offers high speed services St Pancras in 37 minutes and Eurostar services to Paris, Brussels and Lille.
The surrounding countryside offers plenty of opportunities for country pursuits such as walking, riding and cycling.

Outside Space

Chart House is set back from the road behind established clipped yew and conifer hedging with pedestrian access via a path to the front door. A gravel drive leads to the side of the house to a gravelled parking area in front of a newly built three bay car port and the cottage.

Immediately behind the house is a lovely secluded walled garden. A wrought iron gate leads into a further walled garden to the back of the kitchen and to the south east side of the house is a further private garden laid to lawn, interspersed with trees and flower beds with established box hedging. Behind the wall to the rear of the house is a further area of garden with mature box hedging and a rose arbour and an ornamental pond. Established conifers divide this from the remainder of the garden, which is again laid to lawn. A further pond is divided from an orchard area by a timber trellis. The gardens are bordered by mature hedging and fencing.

Directions
