About 2.75 acres

Snoadstreet Manor is an immensely characterful and imposing Grade II* Listed property, the origins of which are believed to date to the fifteenth century. The house provides fabulous accommodation, exuding character and charm, yet remaining flexible for modern living, all set within an excellent holding of land.

The front door is approached via a tarmac driveway and is located at the side of the house beneath a brick porch. A wooden stable door opens into a terracotta tiled lobby area and a further glazed door from here opens into the kitchen/breakfast room, which has a wooden floor and is well fitted with a range of wall and floor units, the focal point being a vast brick inglenook fireplace, beneath which is an oil-fired Aga. There are a range of fitted appliances, including a fridge, freezer, dishwasher and a ceramic hob with extractor over. A door to the side of the fireplace opens into a rear hall, off which is a cloakroom, the boiler room and a door to the outside. A further door from the kitchen opens to the inner hall, a wonderful space open to full height and from where stairs rise to the upper floors.

There is a door to the snug, a wonderfully cosy room with a charming fireplace and windows overlooking the front and side of the property. The drawing room, originally the reception hall, is of very fine proportions and has a large brick inglenook fireplace and a wooden door opening to the original porch and front door to the house. The room has a fine cross-beamed ceiling and triple window overlooking the garden. This room connects to the dining room which has a fabulous feature fireplace and is triple aspect, overlooking the terrace to the rear of the property.

From the inner hallway a spiral staircase descends to the cellar, which is dry and provides excellent storage.

Stairs rise to the first floor arriving at a landing, to the left of which is a good size double aspect bedroom. Turning right from here and descending a small flight of stairs leads to the master bedroom with unusual brick fireplace and windows overlooking the gardens to the rear; there are fitted cupboards on either side of the fireplace and a further window overlooking the driveway. Adjacent to this room is the family bathroom.

The fabulous solar/morning room is to the eastern side of the house and has a wonderful stucco ceiling; it is a very fine room with stone and brick fireplace and a fitted cupboard and a dressing room to one corner. This would make a fabulous bedroom but is perhaps too good for that! The room interconnects to a further triple aspect bedroom, of excellent proportions and with a large fitted cupboard, stucco ceiling with beams and a stone fireplace with brick surround.

Stairs rise a further flight to a half landing, off which is an excellent fitted study with more exposed brickwork and dormer windows. It is superbly fitted with wooden desk and drawer units. Continuing to the second floor there are two further bedrooms and a bathroom, fitted with a terracotta tiled floor and a rolltop bath. The bedrooms are configured as a bedroom and a living area, making this suitable as a separate annexe/flat as desired. There is ample eaves storage.

Situation

Snoadstreet Manor is surrounded by unspoilt farmland and woodland, yet is conveniently close to the attractive medieval town of Faversham. The nearby towns of Ashford, Canterbury and Faversham provide extensive shopping and recreational facilities as well as a wide variety of schools in both the independent and state sectors.

There is a mainline station in Faversham with regular services to London; the High Speed service to St Pancras can be taken from Faversham and Ashford with journey times of 56 minutes and 38 minutes respectively. The property is also well placed for both the M2 and M20 motorways, providing convenient road access to London and east towards the Channel ports of Dover and Folkestone and to Europe.

Outside

Snoadstreet Manor is approached from the road through a wooden five bar gate over a tarmac drive, arriving at a generous parking area to the right of the house and to the rear of which is a brick-built double garage building and workshop. To the right of the drive is an area of garden, beyond which is the paddock. To the left of the drive is perhaps the finest view of this most impressive house.

At the front of house is an area of lawn. Passing the original front door, up stone steps and through a gap in the hedge leads to a secluded area of garden to the left of the house; this is laid to lawn with a hedged perimeter. Beyond here is a lightly wooded area, currently used as a chicken run. To the back left is a further area of trees and the rear perimeter is lined with hedging. There is a box garden and an area of patio with a pergola which creates a wonderful area for outdoor entertaining/dining. The paved area leads around the rear of the house where there is a walnut tree. There is also the former tank room with a further room adjacent that has storage space and power.

Directions

From the M2 (Junction 6) join the A251 towards Ashford. After this continue through the hamlet of North Street, passing Sheldwich Church on the left hand side. Continue straight on through the hamlets of Badlesmere and Leaveland before turning right at the crossroads (this is just past and opposite the turning to Shottenden). Snoadstreet Manor will be found on the right hand side after a little over 1 mile.
