About 2.8 acres
Tuesnoad Cottage is an extremely pretty Grade II* Listed former Kentish Yeoman’s hall house probably dating originally from the 15th Century with an early 20th Century addition. Internally many of the most attractive original features of the era have been retained and enhanced, including exposed beams, two magnificent inglenook fireplaces and some delightful panelling.
The property benefits from an extremely functional family kitchen/breakfast room with a comprehensive range of pine units and a Belfast sink. There is also space for a double width oven.
Both bathrooms have been recently refurbished with white suites and chrome fittings.
On the first floor there are four bedrooms and a family bathroom and, in addition, an extremely useful landing with plenty of space for desks overlooking the enchanting gardens.
The Annexe
This was converted about five years ago and consists of a sitting room/bedroom with kitchenette and separate shower room.
It is beautifully presented throughout and the present vendors use it as a holiday cottage providing a valuable source of income of approximately £6,000 per annum through www.freedomholidayhomes.co.uk.
Situation
* Tuesnoad Cottage is situated in the picturesque hamlet of Tuesnoad which is midway between the villages of Bethersden, Pluckley and Smarden, each of which has a range of local shopping facilities including shop/post office, butcher, primary schools, churches and many well known pubs/restaurants. This is also the hamlet where the well known television series ‘The Darling Buds of May’ was filmed. A more comprehensive range of shopping, recreational and education facilities can be found at Tenterden (8 miles) or Ashford (8 miles).
* Pluckley station (1.5 miles) or Headcorn station (15 miles) provide commuter services to Charing Cross/Cannon Street in just over one hour. Both benefit from two services an hour. Ashford International (8 miles) provides services to London St Pancras in 38 minutes, as well as Eurostar services to Paris and Brussels.
* The M20 is easily accessible ensuring quick communications with the other motorway networks, Gatwick, Heathrow and Stansted airports, the Channel Tunnel and Ashford and Ebbsfleet International stations.
* The property is situated in an idyllic rural position surrounded by the beautiful countryside of The Weald. For those interested in equestrian pursuits the toll ride system of over 80 miles’ off road riding is on the doorstep.

Outside
Tuesnoad Cottage is situated in a quiet country lane and is approached by an opening to a large turning and parking area in front of the timber-framed double garage and annexe. Behind the annexe are two recently built stables with a store room. From the drive a pretty brick path, bordered on either side by herbaceous beds, leads from a trellis gateway to the front door. This leads round the side of the house to a large Bethersden marble terrace area.
The gardens are a truly delightful feature of the property having been laid to extensive areas of lawn with a wide variety of mature trees and shrubs. There is a magnificent willow tree and behind the annexe is a small private lawn for their use, leading to a vegetable garden with a series of raised beds. In one corner of the garden is a hard tennis court (in need of resurfacing) and in a secluded spot adjacent to this is an above ground swimming pool with filtration equipment. Beyond the garden is a paddock.
