Mayfield Farmhouse
This timber-framed farmhouse dates back to the 1530s, since when it has been extended to include a Georgian façade, Victorian and later additions. It is listed in Pevsner’s Guide.
There are five reception rooms, including a large sitting room, formal dining room, snug, study, and versatile music/small event room with a solid oak floor. There are five good-sized double bedrooms, two with en-suite bathrooms and a family bathroom. The snug features historically-important reeded beams, and witch marks (apotropaics). Upstairs, there is a small gallery, generous hanging areas, and an Adam and Eve doorway. One of the bedrooms has an original mullion window.
The spacious kitchen includes a further informal dining area, electric AGA and adjacent pantry, boot room and utility room where the oil-fired boiler is situated. Within the kitchen is a glass-topped well and tap which provides potable water.
Connected to the house is a superb new Hartley Botanic glasshouse with traditional pamment tiles and cast iron grilles.
The house sits in about 1.25 acres including well-stocked borders, secluded south-west facing stone terrace, raised beds, and orchard of 16 fruit trees: apples, pears, plum, greengage, damson and apricot. There are scenic views of farmland. Internal floor area is just over 5,000 sq ft (470 sq m).
The outhouses include a barn/garage, a four-section partly medieval building, incorporating former stables, remainder of hayloft, a wood shed and coal shed. There is a new oak-framed double garage with hardwood doors.
The double driveway has been newly gravelled and extends to the front and back, and can accommodate about 20 cars. The flint wall and original wrought iron fence have been sympathetically restored.
The current owners have undertaken considerable refurbishment, all with the required consent; including the rebuilding of the main chimney and outside drains, and roof repairs. The majority of windows have either been restored or replaced.
The nearest towns are Attleborough and Wymondham; the station at the former is about 1.5 miles away, where there are direct links to London (2 hours) and Stansted Airport (30 mins).
In addition to good access to the A11, the house falls within the catchment area of the highly-acclaimed Wymondham College.
