Popeswood Cottage is anything but ‘cottagey’ – this is a spacious and elegant home of over 2,700 sq ft, with all double bedrooms, ample reception space and scope to create a two-storey annex without compromising the main house.

With hot piped under-floor heating in the hallway, office, lounge and dining room, lovely open fires and sash windows, there’s warmth and character throughout. The natural timber flooring gives a timeless and practical backdrop for any décor, and this is complemented with a mixture of natural stripped pine, glazed and Georgian period doors.

The kitchen, which overlooks the garden, is classic style with terracotta clay floor tiles, a statement-piece brick chimney breast and wood-burning stove. There’s space for kitchen table, but the dining room is far too good to save for formal occasions!

The other reception rooms are tastefully decorated, and provide space for quiet time in the snug, family time in the lounge, and focus time in the office.

The room labelled ‘Annex Reception’ on the floor plan is adjoined to the main house, but could easily be converted as a separate dwelling. We understand there’s water supply and waste ready to re-connect, and this could create a kitchenette or bathroom. English Heritage give buildings Grade II Listed status for good reason, and this is a beautiful example of late Georgian architecture – an era of excellent styling and lasting quality.

Some of the grounds do back onto a main road, but the wrap-around garden gives plenty of garden space to the rear of the house – this gives options for sunshine throughout the day, and no part of the grounds are overlooked.
