THE HOUSE FIT FOR A KING

With fabulous views, this grade II listed townhouse is believed to have been built in 1487/8 by the then Mayor of Rye, to host King Henry VII for dinner. It boasts innovative distinctive features from Tudor times finished to a high standard and designed to impress with tapestries and paintings. Indeed, regularly through the centuries, the house has benefitted from further fashionable “makeovers” concluding with an award-winning thorough renovation and modernisation just a few years ago.

The house is located in the old citadel centre of Rye on the Sussex/Kent south coast border. Rye often wins national plaudits for the prettiness of its streets with unspoilt centuries old housing and continues to attract many luminaries in the arts world.

TUDOR MAIN ROOM

The big main room has a grand ingle nook and is now used as an extremely comfortable sitting room. It shows exposed “ecclesiastical-sourced” moulded beams of the “best quality carving“ for the age.  The brick chimney itself could be the oldest surviving townhouse brick chimney in England. You can sit in the place where the King would have sat and see if you can locate what looks to be a rebus of the original owner whilst admiring a replica of an original wall-painting covered up underneath.

QUEEN ANNE BREAKFAST/DINER “PARLOUR”

The back parlour now acts as a breakfast/diner attached to the kitchen. It has all-round resplendent panelling (most being original Queen Anne period) whilst hiding a priest hole and/or smuggler’s hideaway. Apart from some beautiful Tudor cornices, the panelling covers up the Tudor beams and ingle nook (similar to the main room) that remain from the original build underneath.

REGENCY FRONTAGE, HALL AND STAIRCASE

The whole frontage and the smart staircase and hallway décor date from about the turn of the 19th century. Such is the Regency splendour that the house was chosen as best in Rye for the recent filming of a drama set in this period.

VICTORIAN UPSTAIRS RECEPTION AND BEDROOMS

The big upstairs room (where you can still ring a Victorian servant call-bell) has a south-facing balcony with amazing views over Camber Castle. Looking out, like past owners before, you can follow the river down to see the ships on the English Channel and the boats coming in.

There are six Victorian bedrooms including the original “Tudor loft-living” room set around the 15th century chimney. Most of the decorative fireplaces and plasterwork are Victorian.

21ST CENTURY KITCHEN, FACILITIES AND OVERALL IMPACT

The recent full modernisation and restoration includes a 21st century kitchen, four bathrooms plus downstairs wc, new central heating, new electrics and a lift – whilst preserving everything of heritage!

With this recently modernised house you get spacious small town living, history at every turn, incredible views and a sun-trap garden. You can move straight in without any list of jobs that need doing!
